Why Inventory Is Shrinking

Owners of premium Maui properties are holding. With strong short-term rental income and limited replacement options, many sellers simply have nowhere comparable to go. This is creating a structural supply constraint that is unlikely to reverse in the near term.

New construction in the luxury segment has been slow — permitting timelines on Maui average 18–24 months, and material costs remain elevated post-pandemic. The pipeline for high-end new product is thin through at least mid-2027.

Where the Deals Are Happening

Kaanapali remains the most liquid submarket, with the highest volume of closed transactions in the $2M–$5M range. Buyers here benefit from established resort infrastructure and strong vacation rental demand that underpins investment value.

Negotiation Dynamics in 2026

Contrary to national trends, the Maui luxury segment is not a buyer’s market. Well-priced properties in desirable locations are receiving multiple offers within the first two weeks. That said, overpriced listings — and there are several — are sitting. Knowing the difference is where local expertise pays dividends.
