Maui Residential Homes

The Maui real estate market is constantly shifting and adapting to changing conditions. In recent times, a decline in the number of residential homes sold in all Maui districts has been observed. However, it is worth noting that homes that meet specific criteria are holding up well. Specifically, homes with up to 2500 square feet, built before 2010, and with a maximum of five rooms and bathrooms, on land areas up to 11,000 square feet, have maintained their value. In fact, the average sold price for such homes has remained stable compared to last year, with a significant increase noticed in 2022. This trend indicates that these types of homes are in high demand and are likely to continue.

Kihei, Wailuku & Kahului

According to recent data, the Kahului and Wailuku real estate residential market area has seen a slight increase in the average sold price from March of 2022 to the 1st quarter of 2023. However, the Kihei real estate residential market area has experienced a significant decline throughout the same time frame.
