April 2026 was a quieter month for Maui real estate — there's no way to sugarcoat that. Total closings across all property classes fell to 137, down 14% from April 2025's 159. Residential closings dropped more sharply, from 70 a year ago to just 50 — a 29% decline. Total closed dollar volume came in at $165.8 million, compared to $230.7 million in April 2025.
But here's what the transaction count alone doesn't tell you: sellers who entered the market with realistic pricing are still doing well. The average sold-to-list ratio on closed residential transactions held at 94% — exactly where it was a year ago. The challenge isn't that the market has turned against sellers; it's that fewer buyers are getting to the closing table at all.

Average market time for office-to-office transactions was 197 days — up from 152 in April 2025 — consistent with the broader DOM trend. Median sold price for co-brokered properties came in at $1,026,000.

The uptick in pending contracts is the clearest reason for cautious optimism. If those 152 pendings convert at historical rates, May and June closings should show a measurable improvement over April. The spring and early summer window traditionally brings increased buyer activity to Maui — particularly from mainland buyers who visit during the shoulder season and decide to make a move.
