Maui Condo Market Update — June 2026: Sales Surge as Prices Soften
Market data for June 2026, compared to a year earlier
Maui's condominium market turned in a striking split this June. Buyers came back in force and closings jumped by half compared to a year ago — yet prices kept easing, and homes are taking noticeably longer to sell. For buyers who've been waiting on the sidelines, the numbers point to real opportunity. For sellers, they underscore why sharp pricing matters more than ever.
Here's what the latest figures from the REALTORS® Association of Maui show.

Buyers came back in a big way
After a slower stretch, demand returned sharply in June. Closed sales rose 51.7% year over year, climbing to 88 from 58, while pending sales jumped 59.2% — a sign the momentum carried into summer. New listings were up 22.1% to 160, giving buyers more to choose from.
That kind of activity usually signals a heating market. But this time, the price story is moving in the opposite direction, which tells us something important about why buyers are showing up.
Prices are cooling — especially at the top
The median sales price fell 8.8% to $625,000, while the average sales price fell much further — down 33.2% to $854,052. That gap between the two is the real headline.
When the average drops far faster than the median, it usually means the high end of the market has gone quiet. Fewer luxury condos are trading, so the typical (median) sale holds up reasonably well while the average — which is pulled upward by big-ticket sales — falls away. In short: the rebound in volume is concentrated in the more attainable price ranges, not the multimillion-dollar tier.
The market still favors buyers
- Days on market rose to 172, up from 122 a year ago. Homes are selling — just not quickly.
- Sellers received 93.5% of list price, down from 95.3%, leaving more room to negotiate.
- Months supply of inventory sits at 14.2 — down from 16.0, but still well above the 5–6 months that signals a balanced market.
- The Housing Affordability Index improved to 67, meaning the typical buyer can more comfortably afford the typical condo than a year ago.
What this means if you're buying
This is one of the more favorable windows Maui condo buyers have seen in a while. Inventory is up, competition is thinner than the sales numbers might suggest, and sellers are increasingly willing to negotiate on both price and terms. With homes averaging nearly six months on the market, you have time to tour, compare, and make an offer without the pressure of a bidding war. Improved affordability only adds to the case.
What this means if you're selling
Buyers are active — but they're selective and price-conscious. The homes that are moving are the ones priced to reflect today's market, not last year's peak. Overpricing is the fastest way to sit unsold, and with average days on market climbing, an ambitious list price can cost you weeks or months. Sharp initial pricing, strong presentation, and flexibility on terms are what's winning offers right now.
The year so far
The single-month numbers aren't a one-off. Year to date through June, closed sales are up 10.4% even as new listings fell 7.0% — so the price softness isn't coming from a supply flood.
